1. How do I get a real estate license?
Be
at least 18 years of age.
Be
a high school graduate or the holder of an equivalency
degree (GED).
Successfully
complete a 75-hour pre-licensing course in Georgia,
or a 63-hour pre-licensing course in Florida, and
including a final exam for the course.
Pass
a state licensing examination.
2. How do I take the pre-license course?
You can take the pre-license course at an approved
school in a classroom setting at one of the Approved
Schools In Georgia or Florida
Approved Schools take a computer-based course
at home. Our studies have found that classroom education

When you successfully complete the course, you
will be required to take a state exam. If you pass
the state exam you will be issued a salespersons
license. You must be affiliated with a broker who
will actually hold your license.
3. How long is the course?
In a classroom setting, it can be approximately
four to six weeks depending on whether you take
day or evening/weekend classes. For the computer-based
course, you will be allowed six months to complete
the course. However, most students complete it much
sooner. It is a 75 -hour course.

5. What will it cost me to get started?
There are several start-up costs when beginning
your real estate career. Some fixed costs include:
the pre-license course, the state exam & license
fee. You may need to make an investment in technology
tools such as a cell phone, laptop computer, database
software, etc. New agents should always have at
least 6 months of expenses in reserve. It can take
a few months to get your business going.
6. How soon can I expect to generate income?
The exciting thing about a career in real estate
is that you are limited only by your imagination.

9. What type of equipment will I need to
get started?
While interviewing brokers, first determine what
is available to you in the office environment. Also
note that cellular phones, pagers/blackberry, laptop
computers, and PDAs (Palm Pilots and Pocket PC)
are all tools of the leading agents today. Consider
these items when planning your budget. Unless you

Obtaining Your License
Postlicense Education Requirements
Salespersons in Georgia must take a 25 hour Salespersons
postlicense course in their first year of licensure.
Salespersons in Florida must take a 45 hour Salespersons
postlicense course in their first year of licensure
The course taken must be one specifically approved
by the Commission. Failure to complete a postlicense
course during the first year of being licensed will
cause the license to lapse.
Continuing Education Requirements
All active licensees licensed after January 1,
1980, must complete at least 24 hours of approved
continuing education in Georgia and14 hours of approved
continuing education course work in Florida during
each four year renewal period.
Approved Schools
The Commission has not approved any school teaching
real estate licensing courses other than those on
its list of approved schools (except accredited
colleges or universities described above).
Experience Requirements
There are no experience requirements for a community
association manager's or salesperson's license.
Examination Requirements
The Georgia Real Estate Salesperson, and Community
Association Manager examinations are administered
via computer by Applied Measurement Professionals
(AMP) at four test centers throughout the state
of Georgia. The examinations are offered five days
a week in Marietta and Lilburn, and Thursday through
Saturday in Macon and Savannah.
Persons currently enrolled in a Commission approved
pre-license real estate course apply for the Georgia
Real Estate License Examinations using the REAL
computer application system. Persons not currently
enrolled in a Commission approved prelicense real
estate course should contact AMP for a Candidate
Handbook. The handbook which contains information
on fees and locations of test sites can be obtained

Salespersons
Not Licensed By Another State
An individual applying for a salesperson's license
within three months from the date of taking the
licensing examination must pay an original license
fee of $170.00, and an examination fee.
Any person making application for a salesperson's
license more than three months but less than twelve
months from the date of taking the examination must
pay an original license fee of $340.00, and an examination
fee.
The examination fee is $91.00.
These fees cover all fees due for the first four
years of licensure.
